I’ve been looking into the Foxen Waiver as an alternative to renters insurance, but I’m not totally sure how it works. It sounds like it covers incidents like fire or water damage. Anyone here tried it before?
Yep, I’ve used it. Basically, if you accidentally cause damage like a water overflow or a small fire, the waiver covers it. Just have to report it to your Property Manager within 48 hours.

Good to know! Do they need a lot of paperwork or something?
@Cedar
Not really. Just basic info about what happened, plus photos if you have them. Your Property Manager handles the rest.
It’s definitely easier than finding your own insurance. They make sure you’re covered, so no worries about compliance.

Wait, what do you mean by ‘compliance’?

Basically, if your lease requires renters insurance, you have to stay insured. The waiver counts as being insured, so you won’t have any issues.
I like that they also help with building credit through Rentistry. Makes it easy to report rent payments and boost your score.

That sounds pretty useful. Does it cost extra?
@Cedar
Nope, it’s included. You don’t have to do anything special, just pay your rent on time and they handle the rest.
Anyone else notice they focus a lot on tech? Makes sense, but I wonder if it actually makes things easier.

Yeah, their portal is pretty straightforward. It integrates with property management software, so the managers don’t have to do much. It saves time for sure.
I had my policy rejected once because it didn’t have the right address info. Make sure you follow all the details when setting it up.

What kind of details? I always mess up stuff like that.
@Payton
Make sure your policy has the property address, including unit number, and lists Foxen as ‘Additional Interest.’ They’re pretty specific about it.
